Costs
What costs does EHR charge the landlord?
For rental mediation we charge in most cases, depending on the specific home and region, 1 month’s rent excluding VAT. This is based on a rental period of at least 12 months. In case the house is rented out for a shorter period, the brokerage fee is pro rata to the rental period with a minimum of € 1,000 excluding VAT.
If the tenant wants to continue to live in the house after the first rental period and you agree with this as the landlord, EHR can prepare a new rental agreement at your request. The costs for this are € 275.00 excluding VAT. We strongly advise you to hire an expert if you sign a new contract with the current tenant.
What costs does EHR charge when I start renting a house?
EHR does not charge the tenant for mediation costs. However, it is possible to assign EHR as your rental agent, to use the Tenant Service or the Expat Service. Please note that there are additional costs involved.

What does it cost to register your property on our website?
EHR has a total price for letting your property. On this page we provide a more detailed explanation of the price of renting out your home via EHR.
Deposit
Do I have to pay a deposit and when is it returned?
Yes, you pay a deposit of, usually, two months’ rent. This deposit is managed for you in the independent Foundation for EHR Clients’ accounts or by the landlord. The deposit will be refunded to the account number you specified within one month after the final inspection has been approved.
Why is my deposit managed by a seperate Foundation and not by the landlord?
The deposit serves as security for compliance with the obligations arising from the rental agreement and may not be used for other purposes.
The Foundation for EHR Clients’ accounts has been created specifically to ensure that improper use of the deposit cannot be made. Another benefit is that your money is not endangered if liquidity problems arise with the lessor.
The Foundation is an independent entity and guarantees the tenant a safe keeping of his deposit.
During the Letting Period
I have a tenant renting my property, can viewings still take place?
Yes, the tenant is contractually obliged to cooperate with viewings for prospective buyers. When the contract with the tenant ends within 2 months, he or she is also required to cooperate in viewings for future tenants.
The tenant has not paid the rent. What should I do now?
In case you have hired EHR to do the property management, which includes the financial management, we will take care of the collection and any reminders from the tenant. If you deal with the property management yourself, we advise you to contact the tenant of your home.
As a landlord, do I have to register and pay for the gas, water and electricity?
Unless otherwise agreed, the tenant is responsible to sign up for this with the appropriate suppliers. In addition to gas, water and electricity, the tenant also needs to register for a telephone, TV and internet connection. The tenant can also choose to use the EHR Tenant Service. We then take care arranging all these contracts for the tenant.
Which maintenance costs are for the tenant and which for the lessor?
The costs for major maintenance are for the lessor. The daily maintenance is at the expense of the tenant. We further explain this in a personal conversation and also include this in the lease.
Who is responsible for gardening?
The tenant is responsible for the daily maintenance of the garden during the term of the lease. The condition of the garden is recorded in the inspection report. This report is created at the beginning of the rental period and checked at the end of the rental period.
During the Rental Period
Something needs to be repaired in my rental home. Who should I contact?
In the rental agreement you will find the name and telephone number of the property manager of your rental home. He or she is your first point of contact at all times.
I rent a property that is for sale. Am I obliged to cooperate with viewings?
Yes, you are contractually obliged to cooperate with this. The viewings are arranged in consultation with you. Usually the real estate agent is in possession of a key, so you do not have to be present during the viewing.
I want to cancel my current contract. What should I do?
For this, read the included provisions in the rental agreement. It states whether and how you can terminate your contract early. In addition to the rental agreement, it is good to view the corresponding provisions ROZ.
My rental agreement expires. Am I obliged to cooperate with viewings for new tenants?
Yes, from 2 months before the end of your contract, you are contractually obliged to cooperate with viewings. Of course the viewings will be scheduled in coordination with you.
Do I have to register with suppliers of gas, water, electricity and internet?
Yes, as a tenant of the house you must sign contracts with gas, water, electricity and internet suppliers, unless stated otherwise in the rental agreement. When the home is delivered, the meter will be recorded by EHR in the inspection report.

Do I also have to maintain the garden?
Yes, you do not only rent the house, but also the garden. It is your responsibility to maintain it according to the condition in which it was delivered and recorded in the inspection report.

I am looking for a rental house immediately. Is that possible?
Yes. EHR has no waiting lists. Do you want to increase your chance to find a home quickly? Then use EHR Rental Agent.
What information does EHR need when I want to rent a home?
In most cases we need a scan of your passport, just like your address, place of residence, a payslip and employer’s statement or auditor’s statement.
If the property is rented by the company, we need the Chamber of Commerce registration and details of the legal representative.
Property Management
The tenant has not paid the rent. What should I do now?
In case you have hired EHR to do the property management, which includes the financial management, we will take care of the collection and any reminders from the tenant. If you deal with the property management yourself, we advise you to contact the tenant of your home.
What does it mean when EHR manages my property?
By outsourcing the property management to EHR you prevent tenants from contacting your family, neighbours or friends in the event of problems with the house. You also avoid that the tenants approach your loved ones for making difficult decisions about your house and personal property. This is because EHR is the first point of contact for tenants.
An additional advantage is that EHR inspects the property during the rental period. We thereby check whether the property is used as agreed. Through these inspections we also discover required maintenance earlier. This can save you a lot of money, because prevention is cheaper than curing the problem.
For property management tasks, 6% excluding VAT of the monthly rent is charged per month. The payment is settled per month with the monthly rent. An hourly rate is applied for having technical management carried out, such as modifications to the house and supervision of major maintenance. Read more about EHR Property Management.

Who do I sign a rental agreement with?
The rental agreement is signed between the tenant and the landlord. In some cases the agreement is concluded with the company where the tenant is employed.
Rental Price
How is the rental price given on the website calculated?
Unless stated otherwise, the rental prices are always excluding gas, water, electricity, TV subscription, internet, telephone and service costs (if applicable). The tenant must purchase (and pay for) these services from suppliers.
Municipal residents taxes, such as waste tax, are paid directly by the tenant to the relevant municipality.

I want to register with EHR. Are there any costs involved?
No. You can register for free with EHR. After your registration you will receive the new homes and apartments in your mailbox.
It is also possible to assign EHR as your rental agent or to use the EHR Tenant Service, in which we support you in the steps to be taken when renting a house.
Temporary Letting
My house is for sale. Can I temporarily rent it out?
Yes, temporary letting is an excellent solution for the period between relocation and sale. This means that you letting your home for a specific period. Potential tenants are screened by EHR for reasons such as a temporary rental period to prevent a mismatch.
When renting out your property EHR works closely with the selling real estate agent for a smooth course of viewings and other matters concerning the sale of your property.
What does temporary letting mean?
It means that you and the tenant sign a temporary contract with a start and end date. Our tenants are screened by EHR for the reason of temporary rental.
Temporary Rental Period
I am looking for a property for an indefinite period of time. Does EHR also offer these accommodations?
What is a temporary rental period?
This means that you enter into a temporary agreement with a start and end date. At the end of the contract you will leave the house. The rental periods are usually between 6 months and 2 to 5 years.
Type of Tenants
Which tenants find a temporary home through EHR?
EHR specialises in the business market, higher segment tenants. This mainly consists of expats, people who move to the Netherlands from abroad for work. Private individuals with a need for temporary rent can also rent via EHR. For example, someone sells its house or a purchased new-build property that has yet to be delivered.
Unfurnished or furnished
What is the difference between unfurnished and furnished?
When you rent an unfurnished house you know that there are window and floor coverings and fixed light fixtures. A furnished home is fully equipped with inventory. This means that you can move into the property immediately. There are towels in the bathroom, cutlery in the kitchen and the bed is already made.

I would like to view a property. What should I do now?
